At Grant & Wilson property Management Limited we have been managing residential and commercial property for over 100 years and undertake factoring duties for property and developments across Scotland. In offering a complete service, we also manage rented accommodation and provide full insurance services, to include buildings and contents. We deal with a number of major insurers for our buildings and contents insurance, who can offer value on providing competitive quotations, which can be arranged as agents on behalf of co-owners in the property, which we manage. Our aim is to work in partnership with owners to build a good working relationship, one, which is built on trust. In managing your property / development we have the authority under the Title Deeds (Deeds of Conditions) which, on behalf of owners, allows us to instruct and carry out repairs and maintenance to common parts of the property or open areas of co-owned developments. Should the anticipated cost exceed the sum detailed within our Conditions of Managements or through the Owners Association / Committee, then we will obtain competitive estimates and fully appraise owner of the cost and you will be given the opportunity, by way of a mandate, to nominate the contractor of your choice. At any point in time, an owner can suggest a contractor for work to be undertaken and, provided they have Public Liability Insurance, an estimate can be obtained.Part of our normal duties is to put in place service contracts, and these will include garden maintenance, including grass cutting, communal cleaning, door entry systems, window cleaning, maintenance of common stairway lighting and roof repairs and the like. The garden maintenance /common cleaning contracts are renewed annually and, prior to accepting a tender, owners will have the opportunity of considering revised tenders and nominating the contractor of their choice. There are advantages in having a factor acting on your behalf, as they can deal with contractors on behalf of all owners to ensure that work is carried out to your satisfaction and to receive competitive estimatesWe will visit your property on a regular basis; however should there be any issue, which you would wish to raise with us in the intervening period, please do not hesitate to make contact. Who does what and when?

Your property manager agrees to:

  • Instruct any common repairs up to the sum agreed by the owners instruct other common repairs agreed and funded in advance by the owners co-ordinate trades involved in repairs liaise with other property managers / owners of adjoining property in mutual repairs investigate complaints of unsatisfactory work pay accounts for tradesmen, insurances and ground burdens when due
  • Calculate share from each owner and render in quarterly accounts

You agree to:

  • Notify property manager when repairs are required report complaints of unsatisfactory work immediately abide by decisions taken by a majority of owners unless specified in the title deeds provide a “FLOAT” to help finance emergency repairs done between quarterly accounts pay quarterly accounts promptly ( if not paying by direct debit)
  • Inform the property manager immediately if the flat is sold
